Although we have successfully sold many thousands of homes since the Company was formed 118 years ago every single client and every single property transaction is just as important to us as it was in 1894 and no house is ever identical.
We are often asked how we arrive at the value of somebody’s home. It is
certainly not an exact science but comes from our long experience in our
industry and the data that we have at our fingertips. We first of all take into
account any similar properties we ourselves have sold; adjusting for size,
location, condition etc. We do this first because we know these homes
well and how they compare to your home. We then look at data of homes
sold through other agencies and again we use them as comparables.
We use a mixture of completed sales, homes that have been sold subject
to contract and properties currently available in the market, market trends,
and of course we take into account extensions, improvements, such as
new kitchens, bathrooms, and the size of your garden and whether it has
been landscaped and the aspect and indeed anything else that we think
may add value.
We know of some agents who simply value high to impress the owner
and gain the instruction and then persuade their clients to enter into a long
sole agency contract. This never works, our valuations are always what we
believe we will achieve although sometimes we would suggest asking a
slightly higher figure to test the market depending on your own personal
circumstances.
You should choose the agent whose reputation you are most comfortable with and then tell them the price that you would like to achieve rather than choosing the agent that simply values the highest in order to gain the instruction.
